AirBNB Preparation
Thinking of leasing your holiday home to short term accommodation market, I am your mentor, save you money and take the stress (& excessive costs) out of
self managing your asset!
Step 1: Create a Plan

- Evaluate Each Room: Walk through your property to identify areas that need the most attention. Take note of cluttered spaces, worn-out items, or anything that doesn’t align with a welcoming Airbnb vibe.
- Set a Timeline: Estimate how long it will take to declutter and organise each room. Set realistic deadlines.
Step 2: Start with Decluttering

- Clear Out Non-Essential Items: Remove any personal belongings, excessive decorations, or furniture that doesn’t serve a clear purpose.
- Tip: Ask yourself, "Would a guest need or want this item?" If the answer is no, it’s best to remove it.
- Categorise Items: Separate items into four categories:
-Keep: Items that enhance the guest experience (e.g., basic amenities, comfortable furniture).
- Store: Personal items you don't want to get rid of but don’t want visible to guests.
- Donate/Sell: Items in good condition that no longer serve your purpose.
- Discard: Anything broken, outdated, or not useful.
- Minimise Clutter: Keep surfaces like counter tops, shelves, and tables as clear as possible to create a clean, spacious feel.
Step 3: Organise Essential Items

- Guest Necessities: Ensure easy access to frequently used items like towels, extra bedding, toiletries, and kitchen supplies.
- Designated Areas: Assign specific places for essential items. For example:
- Kitchen: Organise utensils, dishware, and appliances neatly. Create a dedicated coffee/tea station.
- Bathroom: Arrange toiletries neatly, with extra toilet paper, soap, and towels easily visible.
- Bedroom: Store bedding, spare blankets, and pillows in accessible storage spaces. Clear closet space for guest use.
- Label Storage Spaces: Use labels or signage for drawers, shelves, and cabinets so guests can easily find what they need.
Step 4: Deep Clean and Polish

- Thorough Cleaning: Clean the entire house meticulously—dust surfaces, clean windows, vacuum/mop floors, and scrub bathrooms and the kitchen.
- Disinfect High-Touch Areas: Pay special attention to handles, switches, and remotes.
- Refresh Furniture and Décor: Spot clean upholstery, polish wood furniture, and ensure all décor is fresh and attractive.
- Fix Minor Repairs: Replace broken light bulbs, fix any leaks, or repair any worn-out areas that could negatively impact the guest experience.
Step 5: Create a Guest-Friendly Layout

- Maximise Space: Arrange furniture to create an open, welcoming feel. Avoid overcrowding rooms with too much furniture.
- Guest Comfort: Prioritise comfort and functionality—ensure seating is comfortable, beds are clean and well-made, and the home feels cosy.
- Clear Pathways: Ensure there are clear, unobstructed walkways throughout the home.
Step 6: Stage the Space
- Final Touches: Add small but meaningful details like fresh flowers, local guidebooks, or a welcome basket.
- Light and Air: Make sure the space is well-lit, and the temperature is comfortable. Open windows to air out the rooms if necessary.
- Test the Guest Experience: Walk through the home as a guest would, ensuring that everything is easy to find, clean, and accessible.
Step 7: Final Check and Listing Ready

- Guest-Ready Inventory: Double-check that the home is stocked with all the essential amenities guests might need during their stay, like Wi-Fi passwords, extra chargers, and basic toiletries.
- Take Photos for Listing: Once the space is fully organised and cleaned, take high-quality photos for your Airbnb listing. Highlight the cleanliness, spaciousness, and thoughtful details.
